If you already own your land, the lender can use its appraised value as your down payment — called "land-in-lieu" financing. This means you may not need any cash at closing. The land does the work of the down payment for you.
A new home is ordered fresh from the factory. A bank repo is a lender-owned home that has been repossessed and is being resold — often at 25–40% below retail. Many repos are nearly new and in excellent condition. We inspect every repo before listing it.
Income range is not a concern with TNMH. We work with lenders who have programs for buyers at many income levels. What matters most is that you have steady, verifiable income — whether that's a job, self-employment, Social Security, disability, or other sources. The best way to find out is to apply — it's free and there's no obligation.
From application to move-in typically takes 30–90 days, depending on your situation and the type of home. Bank repos can be faster — sometimes 2–3 weeks. New homes ordered from the factory take a bit longer. We'll give you a realistic timeline upfront.
